Emergency Maintenance is maintenance that must be done to protect your health and safety or the rental property, and can't wait unit the next business day. Some examples of situations that require emergency maintenance are:

• No heat in the winter-furnace?
• Severe water leak (eg. water pipe burst)
• The only toilet in the residence is clogged
• No security to the house (eg. front door lock is broken)
• Hot water heater quits - water all over.

• Make sure that it is and emergenacy that is putting you or the property at risk instead of just something you can live with until the next business day.

• Decide is there is something you can do to handle the situation until help arrives. For example, if the toilet is overflowing, shut off the water valve under the toilet tank.

• Call the Maintenance Office as soon as possible. If it is after hours, still call our maintenance line. The answering service will direct your call to the appropriate person.
